Every photograph here was taken by our inspectors on jobs in Riverstone 2765, across three practical completion inspections. That is the whole of our published Riverstone library, and it is why the handover pages on this site are the detailed ones while the earlier stages are written rather than illustrated. Client addresses are withheld. Client addresses withheld.

Six steps from the enquiry to the call afterwards.
Address and what you need. A fixed price comes back without anyone attending to quote it.
For a handover, two to three weeks before the date. For a purchase, as early in the cooling off as you can manage.
Agent, builder or supervisor, whichever applies. We confirm keys and roof access ahead of the day.
Two to three hours on a typical Riverstone home, every finding photographed where it sits.
Inside a day. Room, element, the clause it misses and what closes it out.
We separate the items that need pressing from the ones that are a weekend's work.

The 4.8 star rating and count above belong to the Owner Inspections Google Business Profiles for New South Wales, Victoria and Queensland. The reviews below are verified client reviews collected through our own inspection system after each report went out. None of our Riverstone clients has left written comments yet, so these come from the suburbs immediately around it, and each names where it was actually left.
We inspect every estate in Riverstone 2765 and the surrounding suburbs of Schofields, Marsden Park, Vineyard, Colebee, Melonba and Box Hill. Our Melbourne west inspectors are on site in Riverstone most weeks, so travel never adds to the price.

Missing, too high, and off the flashing.

Rising moisture is stopped by a layer nobody sees again.

Air movement is a structural question, not a comfort one.

It depends on the property and what you need. A handover on a standard single storey sits at the lower end and a two storey with a large roof space above it. Send the address through the form and the figure comes back, travel included.
Usually within the week. For a handover, ring as soon as your date is set, because two to three weeks of lead time is what turns a list into rectified work rather than a promise.
Inside twenty four hours of the visit. On a handover that matters, because the value of the list depends on there being time to act on it.
Because that is what Riverstone books us for. All three of the inspections behind these photographs are practical completion jobs, and we would rather build the site around what we actually do here than pretend to a stage library we do not have.
You should ask about it. Homes along Marsden Road were inundated in the 2021 floods. Where a specific property sits relative to the flood mapping is a council and conveyancing question rather than a building inspection one, but it is worth resolving before contracts rather than after.
Because they are being missed during construction. We recorded weep holes absent, weep holes above the height they should be, and weep holes not sitting on their flashing, all at practical completion. That is late in the day but still while the builder is responsible.
Yes, across the full run from slab to handover. Riverstone simply has not booked us for them often enough to build a photo library, which the stage pages say plainly rather than illustrating with another suburb's jobs.
Handover work is measured against your contract, the National Construction Code, the ABCB Housing Provisions and the Guide to Standards and Tolerances 2017, with AS 3700 for masonry and AS 3500 for plumbing. Resale runs to AS 4349.1 and timber pest to AS 4349.3.
Yes. Owner Inspections holds a NSW Fair Trading contractor licence and carries professional indemnity and public liability cover, with the number in the footer of every page.
Six years for major defects and two years for everything else, from completion, under the Home Building Act 1989. The two year window closes quietly, so a dated written list is worth keeping.
The inspection is visual and limited to what can be reached. Nothing is switched on, pressurised, run, taken apart or certified, and anything obstructed on the day is listed as inaccessible rather than passed.
Schofields, Marsden Park, Vineyard, Colebee, Melonba and Box Hill, plus the rest of the north west. No travel charge inside that area.
You send the list to your builder and we call you to go through it, separating the structural items from the presentation ones.
