Booking building and pest as one visit
Two standards, one attendance.
In short: Why the two reports are usually taken together on a Riverstone purchase.
They are separate standards
AS 4349.1 covers the building, AS 4349.3 covers timber pests. They are different scopes with different exclusions and they produce different reports.
Why one visit
The access is the same, the roof space and subfloor are the same, and doing both at once costs less and takes less of the vendor's patience than two appointments.
What overlaps
Moisture. A damp subfloor is a building observation and a conducive condition at the same time, and it appears in both reports for different reasons.
What does not overlap
Structural cracking is a building matter alone. Evidence of past termite activity is a pest matter alone, and reporting it is not the same as finding live activity.
On a Riverstone purchase
Older stock around the station and the meatworks history makes the pest report worthwhile. Newer stock on the estates makes the building report the one to read closely.
