The termite system on a new Riverstone home

It is installed once and then it is your job.

Owner Inspections · Riverstone 2765 · 2026-02-23

In short: What AS 3660 puts in a new build and how landscaping undoes it.

What is installed

A new home carries a termite management system under AS 3660: a physical barrier, a chemical treated zone, or a combination, with a durable notice recording what was used.

Find the notice

It is usually in the meter box. It tells you what system is in place, who installed it and what maintenance it needs. Photograph it on the day you move in.

Inspection zones

Many systems rely on an exposed inspection zone at the slab edge that you can see. It only works while it stays visible.

How it gets bridged

Garden beds raised against the wall, paving laid over the slab edge, mulch banked up, a deck built hard against the house. Each of these hides the zone the system depends on.

The Riverstone point

Six estates are landscaping at the same time. The system is intact at handover and compromised a year later by work the owner arranged.

FAQ

Questions Riverstone owners ask about this

Does the system mean I do not need inspections?

No. Every system assumes periodic inspection, and most warranties require it.

Can I landscape at all?

Of course. Keep finished levels below the slab edge and leave the inspection zone visible.

What if paving is already over the edge?

Say so to a licensed pest controller. There are ways to manage it, but the risk profile has changed and you should know that.

Do you check the system at handover?

We check that the durable notice is present and that the inspection zone is visible and not bridged, which is what is visually available.
